It has been just 6 weeks since we launched the website  www.grandbelizeanestates.net for the new subdivision on Ambergris Caye. We knew from living here so long that the response would be good....we just didn't expect sales to be so overwhelming!
 
The lots priced from $7,425 - $9,925 are selling very quickly and there have been 356 sold to date. At this rate we will hit our target of selling all 1200 in 6 months. Belmopan is taking a little longer than the 7-10 days it was taking to get the titles back so plan on 14-21 days from here on out.
 
Since many of you have bought site unseen I've attached some Youtube links to this email that we shot a few weeks ago so you can get an idea of what the site looks like as well as some various lot pics. I've also got more news for you in the attached PDF including information about a price increase in 11 more days.

I would like to thank all of your who have purchased and for all of the referrals you've sent us. Stop in our office right across from Tropic Air the next time you're on island so we can say a personal "Thank You!" In the mean time I'll be sending all of you who have already purchased a copy of our island news paper "The San Pedro Sun". It will give you some idea of what to do and where to go the next time you're down.
 
PRICE INCREASE - For all of you looking to pick up additional lots for yourselves, family or friends - or for those of you still in the market, please see the detailed attached PDF. There is going to be a pretty substantial price increase on October 5th and we have about 11 days to button up any contracts before then at todays prices. The developer is starting to put in utility polls next week and with that comes a price bump.
 
SPECIALS - Our RE/MAX office is running some specials. If an individual buys 10 or more premium or super-premium lots as a package they will receive a 3-7 night stay at the Belize Yacht Club in San Pedro Town, or a 3-7 night stay at Sueno del Mar located on north Ambergris Caye. This is in addition to the 5% discount offered by the developer for bulk purchases. This is for a limited time. See PDF for all of the details.
 
HOUSE PLANS - We have been working with several builders on the island who are working on getting us information on house plans, building costs and timing. I hope to be able to get an email out to you in a few weeks showing several different 1, 2 and 3 bedroom house plans, complete with golf-cart garages and roof top living areas. Thanks for your patience as we get these details in order.
 
Congrats on picking up a slice of paradise! We've got 11 days and counting until the new prices take effect. Let me know if you or anyone you know would like to pick up a few more.

no building permissions -no sewage-I wonder what BEL will do as they say at peak periods we are running at 103% of capacity

some of gthe realtors should investigate

Basically the guy bought the land -lots of people knew he was doing it and bought a few people xmas presents and that was it-complaining seems to be a waste of time the land is titled in his name and he can basically do what he wants with it-the people who have bought there have got a serious amount of problems sewage-who knows if the electricity will go there as it is already at capacity-sewage is going to be seriously expensive-it is a real pain in the arse to get there -so I really doubt if many people will actually build there-the person behind the project (Dave Mitchell) has a lot of friends and may end up causing huge  problems in the environment -it is all to do with money and it appears that he is going to make a lot of it

7 to 10 days to get the title back is a little quick.  I am curiouse to know if anyone has actually received their title within that time frame?

I think folks would be better off purchasing 5 acre jungle tracts for the same price.  Without electricity these lots are no even worth the $7K to 10K that folks are paying for them.

Biggest problem is the "road" ....it's dire. 2nd biggest problem, electricity. Sewer treatment is a problem if bedrock sits on the surface as advertised on their web site.

How could those problems have been addressed?

1. Town council gives their blessing to the development but only on the condition that developer paves the road from Grand Belize Estates all the way to, say, Grand Caribe. This would add about $3500US to the price of each lot being sold.

2. Ditto the electricity....a LARGE donation to the BEL to put in the poles, wires etc. through most of the subdivision.

3. Sewer: Above ground aerobic septic systems (built out of concrete) would be mandatory for each house built...environmentally friendly, efficient, not terribly expensive.

The whole point of all of the above....insisting on a developer-paid paved road  would give properties you can actually commute from by golf cart...anyone would be glad to pay 11K or more (instead of the present 7.5K) for one and each lot would be easily buildable. No cost to the taxpayer for the road, only the developer/people who buy lots would be charged. Huge benefit for the north side of the island and property values there.

But, no, as usual the town council, developer et. al. do everything half-assed. Now we have over 1000 lots which cannot be practically developed due to the absolute cess-pool of a road, lack of electricity and no planning forethought whatsoever.

And, it could all have been so different.

Mind you, there are some happy town councilors with free lots in Grand Belize Estates so that's all good, no?

Why don't you get yourself voted onto the Council, Chris, with special responsibility for aspects such as these that you're expert on?  In fact, who don't other winging ex-pats (not getting at you personally!) get themselves into positions of genuine influence where they can bring their undoubted expertise to bear for the common good?

Is that known from experience, or just an assumption?  There would clearly have to be a publicity campaign so people actually knew who you were, and I think you (or any candidate) would have to be fluent in Spanish as well as English.  Probably a Belizean-born mentor as well, with good local connections and influence.

I as Chris's campaign manager would like to point out that the coffers are empty and although we are not running him as a candidate we are indeed looking at how much it would cost for him to run -so all contributions,which must be put into large brown envelopes,and passed to me will be gratefully received
