Moose,   The minute I get the impression that the person I'm dealing with is a salesman, especially if he is the one responsible for delivering, I heavily discount anything that leaves his or her lips.  Most people that come across that way will say or claim absolutely anything to get you to commit. That reasoning has served me well over the years.  This particular person I have never met so I'm talking in general of course but I almost never allow an exception to this rule.

Ragman, I couldn't agree more. There was definitely lots of puffing and massaging going on. I spent over 30 years getting people out of jackpots. It's amazing what mature educated adults can get themselves into by placing unfounded trust in someone they have only met briefly. I'm not casting any dispersions on Dave Peterson, we just decided that Sapphire Beach was not where we wanted to invest. I can say the same about other developments on AC.

It's not so much a matter of worth, I personally would not buy north of the bridge and certainly not anything that was accessible only by water.

I've heard that at least one owner has requested a refund since the their unit is so far behind the promised completion date.  They've had no luck in getting the money back, even after Peterson agreed to it.  Probably should add his name to the list of deadbeats.
